Stamp duty in South Australia (SA)
Stamp duty, called transfer duty in South Australia, is a one-off tax you pay when property changes hands. It is charged on the dutiable value, the higher of the price you agree to pay or the property's market value. SA uses a progressive scale: your purchase falls into a value bracket, and you pay a fixed base amount for that bracket plus a set rate per $100 of value above the bracket floor. On a $700,000 established home, an owner-occupier pays $32,330 for 2026-27. Enter your own value in the calculator above for the exact amount.

First home buyer concessions in SA
South Australia’s first-home relief covers new homes and vacant land, not established homes, so standard duty applies. On the $700,000 example above, an eligible first home buyer pays $32,330. Choose the first home buyer option in the calculator to see your concession, and note the First Home Owner Grant is a separate cash payment on top of any duty saving.
