Stamp duty in Queensland (QLD)

Stamp duty, called transfer duty in Queensland, is a one-off tax you pay when property changes hands. It is charged on the dutiable value, the higher of the price you agree to pay or the property's market value. QLD uses a progressive scale: your purchase falls into a value bracket, and you pay a fixed base amount for that bracket plus a set rate per $100 of value above the bracket floor. Owner-occupiers get the home concession scale (from $1.00 per $100 up to $350,000). First home buyers can reduce established-home duty to nil under $700,000, or pay nil on a new home or vacant land with no value cap.

First home buyer concessions in QLD

A partial first home concession applies to an established home between $700,000 and $800,000. On the $700,000 example above, an eligible first home buyer pays nothing.
