First home owner grant Queensland 2026
Queensland has the most generous grant of the mainland states, at $30,000 for a new home valued under $750,000. It applies to buying or building a brand-new home you move into as your principal place of residence, and is administered by Queensland Revenue Office. First home buyers of a new home also pay nil transfer duty, with no value cap.
What you could get in QLD
A first home buyer of a new home valued under $750,000 in Queensland gets a $30,000 First Home Owner Grant. On stamp duty, first home buyers of a new home pay no stamp duty, with no value cap. The state puts the duty saving at up to $24,525 (established home). Enter your own property value in the calculator above to see the grant and the duty position side by side.
Grant and stamp duty are separate
The grant is a one-off payment towards a new home. The first-home stamp duty concession is a separate saving on the transfer duty you would otherwise pay. In Queensland an eligible first home buyer can usually claim both, so the calculator shows the combined benefit. Because duty depends on the full state schedule, this tool shows your concession position and links to the official Queensland duty calculator for the exact dollar figure.
