First home owner grant Australian Capital Territory 2026
The ACT has no First Home Owner Grant. It was replaced by the Home Buyer Concession Scheme in 2019, so your benefit comes through stamp duty instead. Under that scheme eligible buyers pay nil conveyance duty, and from 1 July 2026 the income threshold and property value cap were removed.
What you could get in ACT
The ACT has no First Home Owner Grant. Instead, eligible first home buyers pay no stamp duty under the Home Buyer Concession Scheme. Enter your details in the calculator above to confirm your first home buyer position.
Grant and stamp duty are separate
The grant is a one-off payment towards a new home. The first-home stamp duty concession is a separate saving on the transfer duty you would otherwise pay. In the ACT the stamp duty exemption is the whole benefit, since there is no grant to add. Because duty depends on the full state schedule, this tool shows your concession position and links to the official Australian Capital Territory duty calculator for the exact dollar figure.
